The Letting Process in Ten Simple Steps

Arrange a valuation

Want to let a property? To start with book a valuation. It’s free.

Visit your property

Next we’ll take a look at the potential property for rent so we can let you know what price it should be marketed at to attract potential tenants. We can also advise you on the local market and whether your property is best suited to families, company lets, students or professional couples, and whether it should be furnished or unfurnished.

Market your property

Once our professional photographers have taken photographs and we’ve drawn up floor plans, we’ll market your property on leading property websites like Zoopla and PrimeLocation to ensure that your Tooting property to let is fully visible.

Arrange viewings

As soon as our Tooting letting agents get enquires we’ll let you know and arrange viewings. You don’t have to be there, of course, (unless you want to be) as we’re happy to handle all the viewings for you. It’s important the property is clean and tidy for every viewing and any redecoration and repairs have been carried out.

Offer received

Once a potential tenant makes an offer we’ll draw up provisional details including the rent payable, the deposit amount, the planned start date of the tenancy and the duration of the tenancy.

Collate references

All prospective tenants must complete an application for tenancy, which will include details of their current employer and landlord and a personal reference. We will also carry out a credit check. If everything looks good we’ll proceed with the application and ask you and the tenant to sign the tenancy agreement and any other documentation.

Collect deposit

We’ll collect the deposit on your behalf and register it under the Tenancy Deposit Protection Scheme.

Rent payment

We’ll arrange to have the first month’s rent paid and then paid on the same day of the month for the duration of the tenancy.

Key collection

Once everything is in place we’ll give your new tenant the keys to the property and they can move in. Congratulations. You’ve let your property!

Send documentation

We’ll give you a copy of all the tenancy agreement documents for your files and deduct any fees or charges from the first month’s rental before sending you the balance.
